The Traditional Route

The Traditional Route (Design–Bid–Build)

The Traditional Route is a widely used construction procurement method where a project is delivered in three distinct stages:

1. Design Phase

The client appoints an architect to develop the full design, including drawings, specifications, and planning applications.

2. Bidding Phase

Once the design is complete, the project is sent out to contractors who submit competitive tenders (quotes) to carry out the construction work.

3. Construction Phase

The selected contractor builds the project based on the completed design, while the architect may continue to support the process through contract administration.
