Building regulations drawings are detailed technical documents that go significantly beyond the drawings submitted for planning permission. While planning drawings show what a project will look like and how it sits within its context, building regulations drawings explain how it will be built the structural systems, insulation specification, fire safety measures, ventilation strategy, drainage design, and every other technical element that building control requires before granting approval.
In England, building regulations approval is required for virtually all new construction work, including extensions, loft conversions, new builds, and most structural alterations. Operating without approval or with an incomplete package creates serious problems when you come to sell your property.
Structural Design Coordination
We coordinate with your structural engineer to incorporate beam sizes, load paths, foundation specifications, and any temporary works requirements into the drawing set. This coordination is critical — drawings submitted without structural information are routinely rejected by building control.
Thermal Performance & Insulation Specification
All new construction elements must meet current U-value requirements under Part L of the building regulations. We specify the correct insulation type and thickness for walls, floors, and roofs, and carry out the necessary calculations to demonstrate compliance.
Fire Safety (Part B)
For most loft conversions and multi-storey extensions, fire safety requires careful design — protected escape routes, self-closing fire doors, interlinked smoke alarms, and in some cases sprinkler systems. We design these measures into the building regulations drawings from the outset.
Ventilation Strategy (Part F)
Building regulations require adequate ventilation in all habitable rooms, kitchens, and bathrooms. We specify the appropriate ventilation approach — whether that is natural ventilation through openable windows or mechanical extract ventilation — and demonstrate compliance in the drawing set.
Drainage & Plumbing (Part H)
Any project involving new bathrooms, kitchens, or alterations to drainage requires a drainage layout drawing showing connection to the existing system and, where relevant, any required approval from the local water authority.
Energy Efficiency (Part L) & SAP Calculations
For new dwellings and certain larger extensions, a Standard Assessment Procedure (SAP) calculation is required to demonstrate that the building meets minimum energy efficiency targets. We manage this alongside the technical drawing preparation.
Access & Means of Escape (Part M & Part B)
We design appropriate accessibility and means of escape provisions into every project, meeting the requirements of the relevant parts of the building regulations and ensuring your project is approved without the need for costly revisions.
They are checked and approved by: Local Authority Building Control (LABC), or an Approved Inspector. Inspections occur at key stages on site to ensure compliance with UK building codes and construction safety. Once complete, a Building Regulations Completion Certificate is issued.
They are legally required to comply with building regulations. These regulations protect health and safety, ensuring construction safety. Compliance is essential for project completion, sale, refinancing, and insurance under UK building codes. Non-compliance can lead to enforcement action or costly remedial work.
ANDS Architects simplify the complexities of building regulations. We create clear, fully coordinated technical drawings that comply with UK building codes while promoting efficient, buildable solutions. Our team collaborates closely with building control, structural engineers, and specialist consultants to ensure smooth approvals and minimize delays on site. By understanding the project from planning through construction, we can anticipate issues early, reduce risk, and save time and costs. With ANDS Architects, you gain a reliable partner committed to construction safety, compliance, quality, and confidence from start to finish.
