Building Regulationns

Building regs (short for Building Regulations) are a set of legal requirements in the UK that control how buildings are designed, constructed, and altered to ensure they are safe, healthy, energy-efficient, and accessible.

In simple terms: 

Planning permission decides if you can build.
Building regulations decide how you must build.

Building regs apply to most new buildings, extensions, and refurbishments, and typically cover:

• Structural safety (foundations, beams, load-bearing walls)
• Fire safety (escape routes, fire separation, alarms) 
• Thermal efficiency (insulation, energy performance)
• Ventilation & moisture control
• Sound insulation
• Drainage & plumbing
• Electrical safety
• Accessibility (ramps, door widths, toilets)
   

Each area is set out in approved documents (e.g. Part A – Structure, Part B – Fire Safety, Part L – Energy Efficiency).

They are checked and approved by:

• Local Authority Building Control (LABC), or
• An Approved Inspector
   

Inspections happen at key stages on site, and once complete, a Building Regulations Completion Certificate is issued.

• They are legally required
• They protect health and safety 
• They are needed for completion, sale, refinancing, and insurance 
• Non-compliance can lead to enforcement action or costly remedial work
