What Are Building Regulations Drawings?

Building regulations drawings are detailed technical documents that go significantly beyond the drawings submitted for planning permission. While planning drawings show what a project will look like and how it sits within its context, building regulations drawings explain how it will be built the structural systems, insulation specification, fire safety measures, ventilation strategy, drainage design, and every other technical element that building control requires before granting approval.

In England, building regulations approval is required for virtually all new construction work, including extensions, loft conversions, new builds, and most structural alterations. For new dwellings and certain larger extensions, a Standard Assessment Procedure (SAP) calculation is required to demonstrate that the building meets minimum energy efficiency targets. We manage this alongside the technical drawing preparation.

Who Enforces Building Regs?

They are checked and approved by: Local Authority Building Control (LABC), or an Approved Inspector. Inspections occur at key stages on site to ensure compliance with UK building codes and construction safety. Once complete, a Building Regulations Completion Certificate is issued.
