Property Development & Multi-Unit Residential

Property Development & Multi-Unit Residential Architecture

ANDS Architecture works with developers, investors and landowners on residential development opportunities across London and the wider South East. Our work covers early feasibility, planning strategy, apartment and multi-unit design, conversions, new-build housing and technical delivery, with a focus on schemes that are commercially realistic as well as architecturally strong.

Residential Development Architects

Development projects need to balance planning potential, unit quality, efficiency, buildability and value. We help clients test those factors early so that design effort and professional fees are directed toward proposals with a realistic route forward.

Our service can connect feasibility and pre-planning, planning applications, architectural design, technical design, tender information and design and build depending on the project and procurement route.

Multi-Unit, Apartment & Conversion Projects

We support projects ranging from the conversion of existing houses and commercial buildings into flats through to purpose-designed apartment schemes and new-build residential development. Key design considerations include efficient layouts, daylight, overlooking, amenity, access, refuse and cycle storage, fire strategy, servicing and the relationship with neighbouring properties.

Where a site has development potential but the optimum approach is unclear, an early feasibility exercise can compare alternative strategies before a planning route is selected.

Planning Feasibility Before You Commit

For developers and investors, the most important architectural decision is often made before a planning application begins: understanding what a site can realistically support. We assess planning context, surrounding development, access, constraints and likely design parameters so that the project begins with a clearer commercial and planning basis.

Our goal is not to maximise unit numbers at the expense of quality. Stronger schemes usually come from finding the right balance between density, accommodation quality, planning policy, neighbour impact and deliverability.

Relevant Development Experience

Our portfolio includes an Acton conversion and new-build scheme alongside residential work in Ealing, Radlett and Chorleywood. Where appropriate, we use completed and current project experience to inform feasibility, planning and technical delivery decisions.

From Planning to Technical Delivery

Once planning has been secured, we can continue into detailed design, Building Regulations, consultant coordination, tender information and construction support. For suitable projects, our integrated design and build service offers a more coordinated route from design into delivery.

Development Areas We Target

Our priority development areas include Acton, Ealing, Chiswick, Hillingdon, Richmond, Putney, Wimbledon, Northwood, Stanmore, Watford, St Albans, Rickmansworth, Bushey, Radlett, Chorleywood, Berkhamsted, Gerrards Cross and Beaconsfield, plus selected locations across Hertfordshire, Buckinghamshire and Surrey. We also consider opportunities in other London boroughs and Home Counties locations where the site and project brief are a good fit. View all areas we serve.
